Personnaly I would avoid the strictly common law notion of "conveyance on sale" here and stick to a more literal translation - the outcome here is perfectly comprehensibe

Again, the right question IMO needs to be asked. It's not a título/instrument vs. escritura/deed de compraventa = purchase and sale, but por título de compraventa.
